The tight competition between construction companies has attracted interest in developing different management systems that aim to improve product quality while reducing its costs. Hartela-yhtiöt Oy has also started a process in developing operating methods, and this thesis is part of it.

The aim of this thesis was to evaluate the compatibility of the current scheduling and quality management tools of Hartela-yhtiöt Oy, and to create a proposal based on the evaluation and literature review of an operating model for how to implement flowing quality assurance in takt production.

The literature review studied takt production and quality management, as well as the methods and tools used in them. In addition, the literature review studied what the current situation of takt production and quality management looks like in the construction industry and what development targets can be found for them. In the evaluation and research, the different instructions and operating models of Hartela-yhtiöt Oy were familiarized, and the current situation of the investigated site was studied in terms of schedule, information architecture and quality management. The study was conducted by examining the systems and applications in use, visiting the construction site, and interviewing various operators.

The research revealed that, in general, the implementation of projects requires new, more suitable practices for data collection, analysis, management and reporting. In addition, for example, awareness of visual management and its practical benefits should be increased. In the research, the greatest problems, and obstacles in developing were tight schedules, lack of trust between different operators and occasional resource shortages. Though, tight schedules were not the root cause of the problems, but the result of project management and weak preparation.

Based on the research, a proposal for an operating model was created. The proposal is a board based on the ideology of visual management. The board involves the various operators of the construction site, thus improving communication, trust and forecasting situations. This minimizes risks and thus improves the flow of the entire project.
