In this thesis the responsibility areas of a contractor in development and contract work projects was studied. The purpose was to clarify the areas of responsibility of the different parties in the guarantee repair work process in a building project, and to define what things are included in the contractor’s obligations and what belong to the obligations of the guarantee period. Also the division of responsibility between the repair work foreman and the site foreman was discussed. In this thesis work the requirements set for repair work by laws and agreements were clarified in Rakennusliike Lapti Construction Company development and contract sites.

The laws and regulations concerning the repair work process were examined by studying literature and publications in the field. The practices of Rakennusliike Lapti Construction Company were studied by interviewing a repair work foreman and a construction manager at Rakennusliike Lapti, as well as by participating in the in-house guarantee repair work training.

As a result of the study the guarantee repair work process was described in both development and contract sites, and the operations model of Lapti Construction Company was described. This study presents the legal responsibilities of a contractor in different contract types. The guarantee repair work process can be influenced through the construction work quality but also through handover procedures, such as user guidance. The guarantee team is often contacted for example in matters concerning ventilation or heating systems. These contacts can be reduced by informing the clients about the use of the equipment and systems, for example by arranging a guidance session a few weeks after commissioning when the users themselves already have questions about the use of the equipment. The thesis work also includes a helpful list of questions that the repair work foremen can use to determine if the contractor is responsible for a defec.
