This thesis was evaluated in Oulu's Karjasilta-area located wooden small apartment building condition. Originally, the apartment complex had been talk of the Annual General Meeting of the added insulation in the basement, but the design discussions opting to extend the assignment to cover the whole of the building condition assessment. The assignment was extended as the work progresses in part, condition evaluation of the side of the building was also leakage test and thermal camera shooting. Condition assessment was made of the available data and guidance. Condition assessment of the building will be designed on the basis of needs for repair and scheduled the next five years. The aim was to use it as a tool for the future maintenance of the building.

Planning permission was granted in November 1946 and the building probably built in the following year, but this information is not guaranteed. Condition assessment began as a study of the time typical of the structures and the method of construction. Used in the construction of structures for the evaluation, the basis of which it was possible to define the most typical risk structures. Finally, given the proposal basement additional insulation and facilities for repairing the premises to improve the usability of spaces as joint and each apartment.

Condition assessment results were anticipated and big surprises wasn’t found. The building has been maintained quite well and for the last ten years the building has undergone significant renovations. The targets set were achieved and the basis of the material can be resume building service and maintenance plan for the next five years. Maintenance and repair plans are also easy to update each year to cover the next five years.
