Construction auditing is regulated by Finnish Housing Transactions act. The purpose of construction auditing is to provide independent information for the buyer of a share of stock in a housing company. A construction auditor can be used in real estate development projects in which a founder stock holder sells shares of stock in a housing company or real estate stocks.

The main purpose of this thesis was to observe whether the tasks of a construction auditor are suitable as a company’s service product. Beside of the main task, auditing construction, there are possibilities for additional services as a construction consultation service and service of claiming compensation for buyers for mistakes that a founder is accountable for. These services are additional to a main service product but these additional services can also be provided without providing the main service product. The main service product and additional service products create a service concept. The benefits and functionality of this service concept are also considered in this thesis.

This thesis will be focused on observing the process of creating a service prod-uct. Creating a service product requires knowledge of central operational parties and their rights regarding this matter. For this reason, the issues related to real estate development projects, buying a share of stock in Finland and Finnish legislation are introduced.

From Instaro’s point of view, the purpose of this thesis is to provide knowledge of creating an auditing construction service and develop their already existing service products. For others, this thesis provides insight of buying real estate in progress and clarifies the rights of the parties related to it.
